| 1611 Bauerle Avenue is a 1715 square-foot private residence located in central Austin. The design is simple in plan yet allows the energy within to circulate with grace and ease. The living spaces flow into one another to allow a larger feel of space than the actual size. Spaces double in function such as the entry hall is also the library. The ceiling heights vary to add interest and give a secure feeling. There are many outdoor living spaces to take advantage of the moderate fall and winter climate with one patio fireside, a trellised patio off the kitchen for outdoor dining, and a balcony off the master bedroom. Many windows in the design allow a large amount of natural light into the house which makes the house feel larger. Sustainable design features include certified wood floors, rain water collection system, continuous and tankless water heater, high efficient HVAC system, low-e double paned windows, cross ventilation, sealed insulated attic, radiant barrier, metal roof, hardiboard panel siding, and appropriate site design to reduce solar heat gain. |
